Dubai air carries fine sand and dust all year, and most homes run their AC almost continuously for six to eight months. That load clogs filters and coils far faster than in milder climates. Plan a full service at least twice a year, before summer (March to May) and after the peak (September to October), and clean the filters monthly through the hot months.
A clean system does more than cool better. Dirty coils raise power consumption, push up your DEWA bill and shorten the life of the compressor, the most expensive part to replace. DEWA also recommends setting thermostats to 24°C: each degree cooler adds roughly 5% to cooling energy use.
Villas usually run ducted or split systems with their own outdoor condensers. Many apartment towers instead use chilled-water fan coil units (FCUs) supplied by a district cooling provider, where the fault is often a thermostat, valve or blocked drain rather than refrigerant gas. Our technicians work on all of them and will tell you honestly which part of the system is at fault.
Under Dubai Law No. 26 of 2007, landlords are responsible for maintenance and repairs that affect the tenant’s use of the property, while tenants handle ordinary upkeep such as filter cleaning. Many tenancy contracts spell out the split, often around a minor-repair threshold. Check yours. We provide an itemised invoice and service report you can share with your landlord or property manager.

A standard service takes about 45 to 60 minutes per unit. Deep cleaning, where the indoor unit is dismantled, takes 1.5 to 2 hours per unit.
The most common causes are a clogged filter or coil, low refrigerant from a leak, a failed capacitor or fan motor, or, in chilled-water buildings, a stuck valve or faulty thermostat. An inspection helps identify which part of the system needs attention.
Leaks almost always come from a blocked drain line or an overflowing drain tray. Flushing the drain usually fixes it, and it is included in every general service.
