What does an AMC cover?

An annual maintenance contract (AMC) is an agreement for scheduled servicing and repair support over a year. Coverage varies by property and provider, so the written scope matters as much as the annual price.

Services to discuss

  • AC servicing: the units covered, tasks included and number of scheduled visits.
  • Repair visits: whether AC, electrical and plumbing call-outs are covered, and any limits.
  • Labour: which inspection and repair tasks are included.
  • Parts: whether materials and replacement components are included or quoted separately.
  • Reporting: the job records or service reports you will receive.

Check the exclusions

A maintenance agreement may exclude equipment replacement, major renovation work, damage caused by other contractors and faults in building-wide services. Ask how these situations are handled and how separately charged work is approved.

Apartment, villa and commercial coverage

An apartment agreement may focus on indoor AC units, fittings and plumbing. A villa may also need checks on outdoor equipment, pumps and water tanks. Businesses may need visits scheduled around opening hours and reporting for the person managing the premises.

Tell the provider which systems you own and which are maintained by building management. This helps avoid paying for overlapping coverage or assuming shared services are included.

Compare a contract with individual visits

List the servicing and repairs you have needed over the past year. Compare the proposed annual fee and coverage with those visits, allowing for parts and other exclusions. A contract can make maintenance easier to organise, but the cost benefit depends on your property and agreement.

  • How many scheduled visits are included?
  • Are there limits on call-outs, labour or repair costs?
  • What response arrangements apply during opening hours?
  • How are parts, additional work and applicable VAT charged?
  • Who approves work and arranges access?
  • What are the renewal and cancellation terms?
